YORK® product

YORK® TM8Y

The TM8Y is a two-stage 80% AFUE furnace — steadier, quieter heat than single-stage at a smaller premium than the variable-blower models. Two-stage operation suits our climate's pattern of mild-cold weeks punctuated by short freezes: the furnace idles along on low and saves high fire for when it's actually needed. Installed factory-authorized, quoted flat-rate.

YORK® TM8Y

The TM8Y is York's middle path in the 80% class: a two-stage burner with a standard ECM blower and built-in auto-staging logic that decides when low fire is enough — steadier, quieter heat than single-stage, at a smaller premium than the variable-blower TM8V.

Two-stage operation suits Central Texas winters almost perfectly. Our cold arrives as mild weeks punctuated by short hard freezes; the TM8Y idles along on low through the former and saves high fire for the latter, which means fewer temperature swings and less of the blast-then-silence cycle that makes cheap furnaces annoying to live with.

The auto-staging control works on a plain conventional thermostat — no control upgrade required — and the compact 33-inch multi-position cabinet installs where the old furnace came out. Lifetime heat exchanger coverage applies on registered units.

Every install starts with a free in-home assessment and a flat written price — no surprises. Call 512-528-4258 or request service online.

Who this model fits

  • Homes that want staged comfort on a mid-range budget without new controls or venting.
  • Replacements where the single-stage unit's on/off temperature swings were the main complaint.
  • Well-ducted homes with a short heating season where 80% AFUE is the rational efficiency tier.

Warranty

  • York: lifetime heat exchanger limited warranty and 10-year parts limited warranty (with registration).
  • MLD Services: lifetime workmanship warranty — if our install or repair work ever fails, we make it right.

York's extended warranty terms require online registration within 90 days of installation — otherwise parts coverage reverts to 5 years. We register every unit we install as part of the job, so you never have to think about it.

From the field

Owning this system in Central Texas

The auto-staging control does its own thinking on a plain thermostat, but it decides based on cycle behavior — so a thermostat placed in a bad spot (sun, drafts, dead hallway) degrades its staging decisions. We check placement as part of the install.

Maintenance is the standard 80% furnace routine: burner inspection, temperature-rise verification, and a vent check each fall. Nothing exotic on this unit, which is part of its appeal — every gas technician can service it for the next twenty years.

Where it sits in the line: below it, the TM8E gives up staging; above it, the TM8V adds the variable-speed blower that also upgrades summer cooling. The TM8Y is the value pick when heating comfort is the complaint and the existing AC pairing is staying — we'll walk the three-way comparison with your actual equipment in the room.
