The TM8Y is York's middle path in the 80% class: a two-stage burner with a standard ECM blower and built-in auto-staging logic that decides when low fire is enough — steadier, quieter heat than single-stage, at a smaller premium than the variable-blower TM8V.
Two-stage operation suits Central Texas winters almost perfectly. Our cold arrives as mild weeks punctuated by short hard freezes; the TM8Y idles along on low through the former and saves high fire for the latter, which means fewer temperature swings and less of the blast-then-silence cycle that makes cheap furnaces annoying to live with.
The auto-staging control works on a plain conventional thermostat — no control upgrade required — and the compact 33-inch multi-position cabinet installs where the old furnace came out. Lifetime heat exchanger coverage applies on registered units.

The auto-staging control does its own thinking on a plain thermostat, but it decides based on cycle behavior — so a thermostat placed in a bad spot (sun, drafts, dead hallway) degrades its staging decisions. We check placement as part of the install.
Maintenance is the standard 80% furnace routine: burner inspection, temperature-rise verification, and a vent check each fall. Nothing exotic on this unit, which is part of its appeal — every gas technician can service it for the next twenty years.
