YORK® product
YORK® TM9E
The TM9E delivers 95% AFUE condensing efficiency with ENERGY STAR certification in a single-stage package — high-efficiency heat without the cost of staging. It's the sensible upgrade when an aging 80% furnace fails in an all-gas Leander home: less gas burned for the same warmth every hour it runs. We handle the permit and inspection as part of every furnace install.

Factory-authorized
YORK® TM9E
The TM9E delivers 95% AFUE condensing efficiency with ENERGY STAR certification in a single-stage package — high-efficiency heat without paying for staging you may not need. It's the workhorse upgrade when an aging 80% furnace fails in an all-gas home.
The five-speed standard ECM blower keeps electrical draw low and lets us dial airflow to your ductwork, the integrated self-diagnostic control stores fault codes that make future service visits faster and cheaper, and hot-surface ignition eliminates the standing pilot. The compact 33-inch cabinet installs in any position.
Every condensing furnace needs proper PVC venting and condensate drainage; we include the permit, venting verification, and inspection in the flat-rate install price rather than treating them as surprises.
Every install starts with a free in-home assessment and a flat written price — no surprises. Call 512-528-4258 or request service online.

Who this model fits
- All-gas homes that heat regularly, where condensing efficiency pays back on every heating hour.
- Buyers who want the 95% tier at the lowest entry price — efficiency first, comfort features second.
- Replacements coordinated with a new AC, where the ECM blower improves the whole system.
Warranty
- York: lifetime heat exchanger limited warranty and 10-year parts limited warranty (with registration).
- MLD Services: lifetime workmanship warranty — if our install or repair work ever fails, we make it right.
York's extended warranty terms require online registration within 90 days of installation — otherwise parts coverage reverts to 5 years. We register every unit we install as part of the job, so you never have to think about it.
From the field
Owning this system in Central Texas
Standard condensing-furnace ownership applies: condensate trap cleaned yearly, intake and exhaust PVC terminations kept clear of nests and debris, and combustion verified at tune-ups. The integrated diagnostic module stores fault codes that make any future no-heat call a shorter visit — worth knowing where the sight glass is, and we'll show you at install.
If this install replaces an 80% unit, the venting changes from metal flue to sidewall PVC — we handle the routing, sealing of the old flue penetration, and the permit as part of the flat-rate price, because those details are where corner-cutting installs go wrong.
Where it sits in the line: this is the efficiency-first pick. Step to the TM9Y for staged burner comfort or the TM9V for the variable blower that upgrades summer cooling too — but if the goal is simply to stop burning a fifth of your gas dollar for nothing, the TM9E gets you there at the lowest entry price in York's condensing tier.
