YORK® TM9Y
The TM9Y offers 96% AFUE two-stage heating with ENERGY STAR certification — nearly all the TM9V's efficiency and comfort with a simpler blower package. It's a strong fit for well-ducted Central Texas homes that want condensing efficiency and quiet staged heat at a mid-premium price. We size it to a Manual J load, never off the old unit's label.

Factory-authorized
YORK® TM9Y
The TM9Y offers 96% AFUE two-stage heating with ENERGY STAR certification and a standard ECM blower — nearly all of the TM9V's efficiency and staged comfort with a simpler blower package and a friendlier price.
Its built-in auto-staging logic runs the two-stage burner intelligently from a plain conventional thermostat: low fire for the mild weeks that dominate our winters, high fire held in reserve for the freezes. For well-ducted homes, the practical comfort difference versus the variable-speed model is smaller than the price difference — which is exactly the kind of thing we think you should hear before you buy.
Condensing efficiency means roughly 96 cents of each gas dollar becomes heat. The compact 33-inch multi-position cabinet, insulated for quiet operation, installs where the old unit came out, and the heat exchanger is covered for life on registered units.
Every install starts with a free in-home assessment and a flat written price — no surprises. Call 512-528-4258 or request service online.

From the field
Owning this system in Central Texas
The TM9Y's auto-staging runs from a conventional thermostat, so it drops into an existing home with no controls project. Expect longer, gentler heating cycles than your old single-stage unit — that's the staging logic favoring low fire, and it's where the comfort and the gas savings both live.
Ownership routine is the standard condensing package: yearly condensate trap service, clear PVC terminations, combustion check each fall. With the lifetime heat exchanger warranty registered, your long-term exposure is mostly maintenance-level, not component-level.
Where it sits in the line: it splits the difference between the single-stage TM9E and the variable-blower TM9V. If your ducts are good and your AC is single-stage, the TM9Y captures most of the comfort gain; if a two-stage or variable AC is in your plans, the TM9V's blower earns its premium across both seasons. We quote the pair that matches your roadmap, not just today's furnace.
