What Size HVAC Do I Need? Tonnage, Manual J & Right-Sizing

HVAC size is measured in “tons” (1 ton = 12,000 BTU/hour). A rule of thumb for Central Texas is roughly 1 ton per ~600 sq ft (about 20 BTU per square foot for our hot summers) — so a 2,000 sq ft home usually lands around 3 to 4 tons. But a rule of thumb is a starting point, not a spec: the right size comes from a Manual J load calculation.

“What size system do I need?” is one of the first questions every homeowner asks, and the honest answer has two parts. There’s a quick rule of thumb that gets you a ballpark in seconds – and there’s the real number, which comes from a load calculation built around your specific home. Both matter. Here’s how sizing actually works in the Central Texas heat, and why the contractor’s number is the one to trust.

What does HVAC “size” actually mean?

Size isn’t about how big the box is – it’s about cooling and heating capacity. Capacity is measured in tons, and one ton equals 12,000 BTU per hour of heat the system can move. (The term is a holdover from how much ice it once took to do the same cooling.) A 3-ton AC can move 36,000 BTU per hour; a 4-ton, 48,000. The goal of sizing is simple: match the system’s capacity to how much heat your home actually gains on a hot day – no more, no less.

What size does a Central Texas home need?

For a quick ballpark, a typical Leander-area home needs roughly 1 ton of cooling per ~600 sq ft – about 20 BTU per square foot for our hot Central Texas summers. That 20 sits above the national ~18 because of our heat, but below the Gulf-Coast ~22. So a 2,000 sq ft home usually lands around 3 to 4 tons. It’s a useful sanity check – but it’s the floor of the conversation, not the end of it.

When is a rule of thumb fine – and when do you need Manual J?

The square-foot rule is fine for a gut check or a rough budget. But the moment real money is on the line – a new system – the details start to matter, and several things push the true number away from the average:

  • Additions or finished rooms that changed the home’s footprint.
  • Lots of glass or big west- and south-facing windows that bake in the afternoon sun.
  • Heavy sun exposure versus deep shade from mature trees.
  • Insulation and air-sealing upgrades (or the lack of them) – a tight, well-insulated home needs less capacity.
  • High ceilings or an oddly-shaped, multi-level layout that a flat square-foot number can’t capture.

Any of these, and the rule of thumb stops being trustworthy. That’s when a Manual J load calculation earns its place.

Why oversizing and undersizing both backfire

This is the heart of right-sizing – and it’s why “just go bigger” is such a costly myth.

Oversizing is the more common and more damaging mistake. An AC that’s too large blasts a room cold in minutes and then shuts off – before it has run long enough to pull moisture out of the air. The result is a house that feels cold and clammy at the same time, because removing humidity is half of what keeps you comfortable. Worse, that rapid on-off cycle – called short-cycling – hammers the compressor, the most expensive part in the system, and shortens its life. Undersizing is the opposite failure: a system too small simply can’t keep up on a 100-degree-plus afternoon. It runs flat-out, never reaches the set temperature, drives your bill up, and still leaves you warm. In our summers, an undersized system is the one you’ll resent every July.

Instead of multiplying square feet by a single factor, it adds up your home’s real heat gain and loss: window area and orientation, insulation levels, air leakage, ceiling height, ductwork, the number of people, and our local design temperature. And if you've since added insulation, replaced windows, finished a room, or changed the layout, the load has changed too. Matching the old tonnage can repeat an old mistake.
